The speed limit in the alleys is 10 mph. Children bike and play in these areas, drive slowly!
Please lock your vehicles and do not leave valuables or firearms in them. We receive several reports each year from persons who had items stolen from their unlocked vehicles.
Assessments (Dues)
Annual Assessments are issued in the first quarter of each year. We typically split the collection of this into three installment payments spaced 30 days apart. Alternate payment arrangements (monthly, lump sum, etc.) and online payment options are available upon request.
The Annual Assessment covers administrative, legal, and common area maintenance costs, as well as savings for large projects like alleyway paving and other repairs. The assessment includes the cost of lawn care service for all front yards in the neighborhood.
We recommend you budget around $550 per year for dues. Actual amounts assessed will be based on the yearly budgetary needs.
Community Park
There is a small park area located in the Gemini alleyway that is for all residents to enjoy. There are a few parking spots that may be utilized on a temporary basis next to this park. We also have two benches that convert to tables located in the park area. Please feel free to enjoy this outdoor space. No ATV’s or other motorized vehicles are allowed on the grass of the park area.
Parking Info
Prohibited Vehicles: Mobile homes and boats are not allowed to be parked in the alleys or cut throughs. All other vehicles must be fully operational with up to date registration.
Townhomes: Reserved parking (generally two vehicles worth) in the alleyway behind your home. There are painted lines delineating the property boundaries and you may park within these lines.
Houses: A private driveway and, in most cases, a garage for parking. If you require more parking you must utilize street parking on Brothers Ave, Juneau Dr, or Gemini Way.
No Parking in Fire Lane or Grass: Any portion of the alleys or cut throughs to Brothers Ave not noted above are considered a fire lane and No Parking is allowed. No vehicles may be parked on any grass.
Towing: Vehicles that violate any of the above rules will be subject to a one time warning. Failure to correct the violation within 24 hours or re-offending with the same vehicle will result in the vehicle being towed. If your vehicle is towed, you will need to contact Dave’s Towing at (502) 962-1020 to recover your vehicle. Any fees or damage incurred as a result of towing are the vehicle owner’s responsibility.
Lawn and Yard Care Information
The HOA contracts a lawn service company to perform regular mowing of all front & side yards, as well as common areas. This service edges and trims the same areas. Service usually begins in late March and runs until late November. There are four chemical treatments applied to these service areas in the beginning and middle of the season. The lawn service will also trim against the alley fence lines and mow the park area on a bi-weekly basis. Two leaf removals are performed in the late fall. Backyards / Patios are your responsibility to mow and maintain. If you are renting, please check with your landlord or refer to your lease to confirm if you are responsible for this maintenance.
Garbage / Recycling Info
Waste services are coordinated by the City of Middletown. The current waste services contractor for Middletown is Republic. They can be reached at 502-638-9000 (follow the menu prompts for home service). Feel free to contact them if service is missed, you need additional trash/recycling bins, or need to schedule pickup for a large item that will not fit in your bins. The waste collection schedule is below.
Mondays: Trash | Wednesdays: Yard Waste | Thursdays: Recycling (bi weekly)
If a collection day falls on a holiday, expect a 1-2 day delay in service. Bins should be set out the night before and brought in the day they are collected.
Fireworks
Per Metro City ordinance no fireworks of any type are to be set off within 200 feet of any residential structure. As there are no points in the alleyways that are a sufficient distance, No fireworks of any type may be set off in the alley or park areas.
Pet Info
Per our by-laws, only dogs, cats, and other common household pets may be kept. If you are renting you should refer to your lease regarding whether you may keep a pet or not. No livestock or poultry of any kind are permitted. All pets that are taken outside of residences must be fenced or leashed per Metro City Ordinance. All animal waste generated by your pets is your responsibility to clean up per Metro City ordinance.
Noise
We do not have a specific noise ordinance or policy, but generally request that you be respectful of the fact that we all live very close together and loud noises can travel the distance of the entire alley. We generally recommend that any loud activity cease by sundown and encourage you to engage in mutual communication with your neighbors if you are planning to have a party.
Exterior
All exterior upkeep is the owner's responsibility (this includes painting, pressure washing, gutter cleaning, roof maintenance, etc.) Any changes you wish to make must be approved in advance by the board of directors. Please make sure you reach out to us first before changing any colors, material types, or building something new.
Seasonal Decorations
Decorations are welcome for any holiday you care to celebrate. We generally employ a 30 day rule (30 days before and 30 days after) in regards to how long decorations may stay up.
Yard Signs
Signs for political candidates or ballot measures are not permitted for any reason. Other yard signs may be placed with permission of the board (For Rent, For Sale, Graduation celebrations, etc)
